Once we determine your search preferences we'll set up a "portal" page exclusively for you, listing everything we find, with pictures, details, maps and more. You'll be able to easily browse through it and discard those you don't like and designate the rest as "possibilites" or "favorites". We'll also instantly notify you by email when any new relevant homes come on the market so you can check them out on your portal and "get the jump" on the competition.

This service is FREE to anyone planning to buy or sell real estate in the South Bay area of Los Angeles, such as in Torrance, Redondo Beach, Venice, and the surrounding cities, who are not already represented by another Realtor®.

In California, all real estate agents are required by law to submit information on all of their clients' homes that are for sale, to a huge database called the Multiple Listing Service ("MLS"). This allows all other real estate agents, regardless of what brokerage they are with, to tell their clients about it and help their clients to find and buy their dream home. As a result, nearly all homes that are for sale end up in the MLS.

Many of our clients were trying to find available homes on their own by using various internet searches, like Realtor.com, Yahoo, Google, Redfin, Zillow, Trulia, etc., which get nearly all of their information from the MLS. The problem is that often there is a delay in the listing data getting transmitted to those web sites, so by the time they got around to doing their search, someone else had already bought the home. To avoid this problem, we came up our "MLS Search System with Automatic Email Alerts" which notify our clients by email immediately when any homes they are likely to be interested in come on the market for sale.

Usually within 24 hours after you submit our Home Preferences Form, you'll receive an email from us which will contains a link to your personal portal page. That portal page will have a list of all the homes for sale that fit the preferences you specified. Check out a Sample Portal Page (popup).

As soon as any new homes are listed for sale that meet your preferences, we'll add them to your portal page and send an email to alert you, which will contain the link to your portal page, so you can check them out right away. You'll receive an email alert if new homes have been added to your portal page or whenever prices change. So, you may get several email alerts per day. Please add "@thecounselorsgroup.com" to your email program's safe sender list so that our emails will not be inadvertently deleted or sent to a spam folder.

Rather than wait for an email alert, you may find it convenient to save your portal page web site address as a favorite or bookmark it in your web browser. This will allow you to easily return to view your listings, and any additions to it, at any time.

The following are some quick instructions to help you get the most out of your portal page:

  • In the list of homes on your portal page there are several links for each property, which lead to further information. The most important link is under the ML# column, which is the Listing Number consisting of a letter followed by some numbers. When you click the hyper-linked Listing Number, the listing detail page opens for that home, with pictures you can scroll through, a location map, and all the details. If you ever have any questions about your portal page or the listing detail page, or what all those abbreviations mean, send us an email or give us a call.
  • Each time you visit your portal page, listings that are newly added or changed within the last 3 days (72 hours) are highlighted in yellow. The yellow highlighting automatically disappears after three days or after you click the hyper-linked Listing Number to view the details. As new or changed listings are added to your list, they automatically will appear at the top of the list.
  • The hyper-linked Listing Number(s) appear in bold type to indicate you have not yet viewed the details for that property. Once you click the hyper-linked Listing Number to view the details, the bold changes to regular type. If you want to mark one or more listings as read without viewing them, click the check box next to the listing(s), then click the Mark as Read icon/link at the bottom of your list. This will remove both the bold and any yellow highlighting.
  • If we have set up more than one property search for you, click the Start tab to access all of your searches.
  • Click the camera icon to view the photos for that listing. Click the hyper-linked Street Name to view its location on a map.
  • When you want to print, use the Print icon/link below the list at the bottom of the screen instead of printing from your Web browser menu. Using the Print icon/link will remove all extraneous Web elements from your printout.
  • To plot multiple properties on a single map, click the check boxes in the far left column for the properties you want, then click the Map icon/link below the list.
  • If you want to sort your results by the information in any column (for example number of bedrooms), click the column header once to sort in ascending order, twice in descending order.
  • If you want to organize your listings, click the check boxes in the far left column and then use the Add to Favorites, Add to Possibilities or Discard icons/links at the bottom of the list. Add to Favorites copies the listing to your Favorites tab and places a heart icon next to it. Add to Possibilities copies the listing to your Possibilities tab and places a light bulb icon next to it. Discard moves the listing to your Discard tab.
  • Alternatively, you can also organize your listings while you are looking at its listing detail page. Simply scroll all the way down to the bottom and you will see the Add to Favorites, Add to Possibilities or Discard icons/links. Click one of those icon/link to mark the listing you are viewing accordingly.
  • By discarding homes you have no interest in, you'll keep your list fresh and relevant. Many of our clients designate homes they want to go see with us as favorites. Then, all they have to do is call us up and tell us to arrange a viewing tour of the homes on their favorites list, and off we go!
